Applications are required for all occupants over the age of 18 for each rental property.
Occupants are not required to pay the application fee or provide proof of income. Only those to be held responsible in signing the lease.
A fee of $40 is required for each applicant. Cash, Debit Card, Credit Card, Cashier’s Check or Money Order is the only forms of payment accepted for applications. We do not accept checks for application fees. All debit and credit transactions incur an additional charge so the fee for debit or credit use is $45.
Ingle Safari Realty, LLC requires the following to be submitted with all applications:
Driver’s License or State Issued ID to be used to confirm identity.
Government Issued Social Security Card to be used to confirm social for background check.
Pay stubs for the last weeks of pay. Bank statements are not accepted. If this is new employment due to relocation, a letter from the company stating the hours guaranteed and pay rate is required.
INCOME REQUIREMENTS –
Ingle Safari Realty, LLC requires the tenant to make three times the rent amount to be considered for any property managed by Ingle Safari Realty, LLC. Approval is based on income minus expenses. Ingle Safari Realty, LLC must confirm applicant can provide to maintain and care for the leased property. Proof of income must be within the last 30 days.
Ingle Safari Realty, LLC does not deny or approve based on credit score.
All applications with a previous eviction within the last 36 months will not be approved.
Any of the following items are grounds for automatic denial of application:
Balance due with previous landlord
Balance due with any utility company to include water, gas and electric.
For any open judgment for unpaid child support, Ingle Safari Realty, LLC considers income at 50% to allow for wage garnishment. This is to ensure rent is still affordable and can be paid in the event of a garnishment of wages.
Ingle Safari Realty, LLC does not discriminate against any felony conviction. For any conviction that requires the potential tenant to report to a probation officer, written approval from the probation officer is required to show the property is within terms and not a violation of the probation.
SECURITY DEPOSITS –
Secuirty deposits are to be paid in full by cash, cashier’s check or money order before the lease is signed. Security deposits are not refundable.
The following dogs are considered vicious and for the safety of our staff and vendors are not allowed to be housed in any rental property managed by Ingle Safari Realty, LLC:
Pets are allowed at the discretion of the property owner. In the event the pet is allowed, a non-refundable deposit is required before the pet is allowed on the property. Pet deposits start at $300 and vary based on property. All pets must have current records on file at Ingle Safari Realty, LLC. At any time during the lease, Ingle Safari Realty, LLC has the right to enter and inspect the property for damages caused by pet. Any damages found at any point during the lease will be fixed and repaired at that time. All charges from repairs are due within 30 days of completion of work. All properties that house pets have monthly inspections at the tenant’s expense. The fee for this is an additional $35 per month.
Service Animals are allowed at all properties managed by Ingle Safari Realty, LLC. Documentation is required to verify service animal. A pet deposit is not required for any service animal. At any time during the lease, Ingle Safari Realty, LLC has the right to enter and inspect the property for damages caused by pet. Any damages found at any point during the lease will be fixed and repaired at that time. All charges from repairs are due within 30 days of completion of work.
Maintenance is available Monday – Friday from 8:30a.m. - 5:00p.m. For busted water lines, after hours calls are accepted. For break ins or fire, please call 911. Maintenance will not service after hours for broken heating and air, low or no water pressure, etc. All repairs are made in a timely manner. Ingle Safari Realty, LLC is not responsible for opening doors in the event of a lock out.
Rent can be paid by cash, check, cashier’s check, credit card, money order and online. Payments made by credit card in the office or over the phone will incur a 3.5% convenience charge per transaction. Receipts are not given for payments received by mail and also payments placed in the drop box. Cash payments are not accepted in the drop box.
